I’d call out a few things not flagged:
1- Google will treat a lot of real estate agent related searches as a local first SERP with ranking agents in Google Maps being the ones who draw the most clicks. To your point, I’d also add in work on GMB as a priority for most agents.
2- A lot of search volume bypasses solo agent websites and emphasizes sites that feature multiple agents or behave as a qualified ranking of agents. Some SEO scopes will work on optimizing your profiles on those sites and will help rank you there.
3- Ignore domain authority.
4- Real Estate agent blogs do well – better than a lot of our professional service/financial service businesses, likely because they can easily capture trend interest (more than a financial advisor). Key is to be disciplined and ensure you’re not drifting away from commercially viable keywords into novelty.
You can get much cheaper development, and the $2000 a month for SEO may be a lot or nothing, depending on what’s included. Learning to do it yourself is a gamble. It could work or it could mean you lost a year or two before realizing you’re better off with someone who knows what to do. It’s all a question of ROI.
As for this:

If anyone actually told you that, with those words, that’s a good sign. You’ll know without a doubt who not to do business with.
The solution is for you to hire a specialist and not an agency. The space you are in is incredibly competitive. i have found that if you are starting off with a digital asset t is best to always stay in your lane. meaning to say IF your website specializes in condominiums, don’t try to rank for “new home development”. Once Google indexes your website for a niche, it becomes very difficult for you to migrate and rank niches UNLESS you have tremendous authority.
